Founder / CEORichard Sullivan is a U.S. military veteran and real estate executive with extensive experience in acquisitions, development, and asset management across U.S. industrial markets. Throughout his career, he has underwritten more than $650 million in real estate transactions and has participated in over $2 billion in closed deal volume.
His experience spans the full lifecycle of real estate investment, including acquisition sourcing, underwriting, capital structuring, development oversight, asset management, and disposition strategies.
Mr. Sullivan previously served as Director of Real Estate and Construction at SRS Distribution, where he led site selection, acquisitions, development planning, and construction execution across multiple markets. He also played a key role in the strategic initiatives that supported SRS Distribution’s $2 billion acquisition by The Home Depot.
Crystal Sullivan
Chief Financial OfficerCrystal Sullivan serves as the Chief Financial Officer of Valor Industrial Holdings LLC, where she oversees the company’s financial strategy, operational planning, and long-term financial growth initiatives.
Crystal holds a Master of Business Administration (MBA) in Finance, bringing a strong combination of financial expertise and operational leadership to the organization. With an extensive background in construction project management and financial oversight, she has successfully led teams in the development and completion of more than 150 new properties across the United States, representing over $30 million in total project value.
Her career has been defined by her ability to integrate financial strategy with construction management, enabling organizations to execute complex projects efficiently while maintaining strong fiscal discipline. Crystal has a proven track record of leading cross-functional teams, optimizing project performance, and delivering successful outcomes in both finance and construction environments.
In addition to her professional accomplishments, Crystal is deeply committed to community service and faith-based outreach, regularly volunteering in her local community and church. Her dedication to service, leadership, and stewardship aligns closely with the mission and values of Valor Industrial Holdings.

Asset ManagementAlejandro Betancourth is a U.S. Marine Corps veteran, entrepreneur, and operations professional based in Florida with a strong focus on industrial outdoor storage (IOS) asset management and operational execution. Drawing on his experience in real estate development, asset operations, and business strategy, he specializes in building disciplined, performance-driven platforms within the industrial and logistics real estate sector.
Alejandro is actively involved in the development and growth of Valor Industrial Holdings, where he focuses on IOS asset management, operational strategy, and portfolio execution. His work centers on optimizing site performance, scaling operational systems, and supporting the strategic expansion of the company’s industrial outdoor storage portfolio.
